The final signing is where a Portuguese property purchase moves from a promise to an actual transfer of ownership. By then, CPCV conditions, financing, the seller's mortgage, taxes, documents and payment mechanics should already be under control.

What happens at completion?

The parties formalise the purchase through a legally accepted title, the buyer pays the remaining price and the acquisition is registered. Casa Pronta can combine purchase and property registration and can also handle transactions involving mortgage financing.

What should be ready?

Depending on the transaction: identification and tax details, property registration information, tax record, energy certificate where required, relevant building and condominium documents, proof of IMT and Stamp Duty payment or exemption, mortgage documents, any power of attorney, seller mortgage discharge evidence and final payment instructions.

Taxes and mortgage

The buyer normally needs proof that IMT and Stamp Duty have been paid or that an exemption applies. A seller can sell a mortgaged property, but the discharge should be organised as part of completion.
